These Terms and Conditions govern the booking and management of direct bookings for the Casa Lobelie apartment, located at Via delle Lobelie 20, Rome (CIN IT058091C2ODNCG79B), hosted by Mario. By making a booking through the website's booking engine, or by submitting an availability request through the website's form or via WhatsApp, the guest accepts the terms described below.
Direct bookings for Casa Lobelie can be made through the Smoobu booking engine integrated into the website, which shows real-time availability and allows the booking to be completed online. Alternatively, guests can send an availability request through the “Request Availability” form or via WhatsApp: in this case, the host will check the calendar and reply with the actual rate, conditions and availability for the requested dates.
Bookings made through the Smoobu booking engine are considered confirmed once the required payment, processed via Stripe, has been completed. Bookings handled through a direct request (website form or WhatsApp) are considered confirmed only after an explicit reply from the host stating the rate, payment conditions and any other detail agreed with the guest. Without such confirmation or the required payment, no booking can be considered guaranteed.
Bookings made through Airbnb or Booking.com remain entirely governed by the terms, cancellation conditions and payment policies of those platforms. These Terms apply exclusively to direct bookings and requests managed through this website or by contacting the host directly.
Casa Lobelie can accommodate a maximum of 2 (two) guests per stay. The number of guests indicated at the time of booking may not be exceeded without the host's prior agreement.
Casa Lobelie offers self check-in via door code. Check-in is available from 3:30 PM to 9:00 PM; check-out must be completed by 10:00 AM. Any different arrival or departure arrangements must be agreed directly with the host before the stay.
Cancellation is free of charge up to 5 (five) days before the arrival date. For cancellations made within 5 days of arrival, for no-shows, or for departures earlier than the booked dates, 100% of the total booking amount is due. Guests are encouraged to check the cancellation conditions at the time of booking.
Where applicable under current municipal regulations, the tourist tax is not included in the booking price and is collected separately, according to the arrangements communicated to the guest at check-in or when the booking is confirmed.
Casa Lobelie welcomes pets at no extra charge. Additional house rules — behaviour in shared building spaces, use of the veranda and hot tub — are communicated to the guest at check-in or when the booking is confirmed.
The host undertakes to provide an accurate description of the property and the services offered. Guests are required to use the apartment and its spaces, including the veranda and hot tub, with due care, and are responsible for any damage caused during the stay through negligence or improper use.
These Terms are governed by Italian law. Any dispute will be subject to the jurisdiction provided for under applicable consumer-protection law.
